Bluffton posted mixed results in November. Listing activity slowed, pricing declined, and homes required significantly longer marketing periods—yet closed sales still increased.

According to the report:

  • New Listings: 167, down from 182 last year (-8.2%)
  • Closed Sales: 172, up from 162 (+6.2%)
  • Median Sales Price: dropped from $592,950 to $535,395 (-9.7%)
  • Percent of List Price Received: decreased from 98.1% to 97.0%
  • Days on Market: climbed from 50 days to 154 days (+208%)
  • Inventory: rose slightly from 706 to 718 homes (+1.7%)

  • Closed Sales: 61, down from 71 (-14.1%)
  • Median Sales Price: increased from $535,000 to $545,000 (+1.9%)

  • Days on Market: stretched from 74 to 127 days (+72.2%)
  • Inventory: increased from 349 to 405 units (+16.0%)
